Modified bitumen flat roofing systems are an evolved version of asphalt roofing and a close cousin of the built-up roof (BUR). With five layers of protection, it’s one of the most trusted flat roofing systems used on commercial buildings today.
Installation Methods
SBS modified bitumen flat roofing systems are installed with hot asphalt or cold adhesive, while APP modified bitumen roofs are almost always installed with a heat torch. To ensure proper drainage, modified bitumen flat roofing systems are only recommended for commercial roofs with a slope greater than ¼” per horizontal foot.

- Resists water intrusion and withstands foot traffic.

HOW LONG DOES A MODIFIED BITUMEN ROOF LAST?
As with any roofing system, the quality of the installation and environmental conditions will affect the service life. The modified bitumen roofs we install typically have a service life of 20 to 30 years, with proper maintenance.
